Join us on the first Tuesday and 3rd Friday of the month at our Studio.
No pitches, just real conversation and connection.
We're going to ask "What are you working on right now?" And that's where the conversation gets started.
£10 per visit, booked in advance, limited to 12 businesses per meeting.
12 Twenty is for all types of online, retail, bricks and mortar, product and service based businesses. Whether self employed to Founder or established business.
As a Network, we're about the conversation and connection.
Co Working
12 Twenty Business offers Co Working every Friday at our Hub in Deeping St James.
A space to get your head down and work on your business.
You will have space at our table, power points to charge up, wifi, hot drinks and water and car parking.
There's little distraction as we have an independent space, so you won't be inside a busy business centre or coffee shop. Perfect if you get easily distracted and want to get focused on your business.
9:30am - 4pm, £15
12 noon - 4pm (3rd Friday after Networking), £8

Co Working Plus
12 Twenty offers a unique Co Working Plus space where you and a maximum of 4 businesses access a Marketing Mentor while you work on your business.
Great if you don't regularly have a Marketing Consultant or resource in your business, or you want to access fresh ideas.
Your resident Marketing Mentor is Emma Lannigan, who's experience spans nearly 3 decades, from London PR agency, National Media and Event Marketing, Corporate B2B Marketing, Online Development Projects, Branding, Marketing Planning, Launch Campaigns and much more.
11:30am - 2:30pm £65
Booked in Advance, Limited to 4 spaces each session.
Book 2 sessions per month when you are focused on growth, £120.

12 Twenty's vision is to provide spaces for businesses of today and tomorrow, to connect and have real conversations, building a community of encouragement and growth.
12 Twenty Studio
Our Hub is in the historical village of Deeping St James, on the Lincolnshire, Cambridgeshire border.
Studio 4 is one of four studios in an small eco renovation on 2024.
The Hub has it's own entrance and inside offers a modern space, with large communal workspace, power point locations for charging, wifi, underfloor heating for winter, and opening sky light and stable door for summer.
There are shared communal toilets in the centre of the building, outside seating for warmer days and car park.
Inside the Studio there is access to hot drinks and water.

Q: Do I need to book?
A: Yes. We have limited spaces for all our events and workshops. Please book in advance.
Q: Is there car parking?
A: Yes there is a central car park accessed for Broadgate Lane to Church Street. If the car park is full, there are free spaces on the surrounding residential roads.
Q: Can I book more than one session?
A: Yes if you'd like to book more than one session contact us and we can provide an invoice.
Q: Can you guarantee results from the workshops or co-working plus sessions?
A: No. No results can be guaranteed from the mentoring offered in these spaces. This is because the results are based on the actions you as a business owner implement. The Resident Marketing Mentor or Guest Mentors are not responsible for your business results. However they will all endeavour to support you and your business.
Q: Can I book the 12 Twenty Studio for meetings?
A: Yes you can book the Studio. Please get in contact directly to view of discuss your requirements.
Q: Is 12 Twenty a private business club?
A: Yes 12 Twenty Business Club is owned and part of the Emma Lannigan group of businesses. There is no committee, no AGM's. The format and structure is to be agile and entrepreneurial.
Q: Do you lock out types of businesses?
A: No our approach is if you meet another business owner in your own industry, then support each other in your common field of expertise. If you see a competitive threat then 12 Twenty might not be the space for you. Our business club will not tolerate any judgemental opinions, is not political and only focused on collaborative and supportive business.
Q: What is your refund policy?
A: We don't offer a refund policy for our Networking, Co Working, Co-Working Plus or Workshops. All spaces are limited and your cancellation would not allow us time to fill the space, we trust you would understand this.
Q: I've booked but need to cancel my space?
A: If you have a booking with 12 Twenty, please email us asap with your cancellation. While we don't offer refunds if we have enough notice of your cancellation and can fill your place, we will credit your booking for a future session.
Q: I've booked a space and can't use it now, can I transfer it to another business owner?
A: Yes you can transfer a Networking, Co working, Co working plus and workshop place to another business. Please give as much notice as possible and not less than 7 days for co working plus and and workshop spaces.
Q: Are there any online Networking spaces or Co working and Co working plus or Workshops?
A: At the time of our launch in winter 2025/2026 our focus is on out Studio spaces and events. Later in 2026 we will be launching online spaces to be accessible to business owners across the UK.
Q: What makes 12 Twenty a different business space I need to be in?
A: It's for you if you want to be away from traditional networking events. You're an entrepreneur, founder, business owner who is not afraid of growth, and if you are you want to move past the fear. Our aim is to keep business simple, agile and always proactive and ready for the future.
